When should you seal your asphalt driveway?

Your new asphalt driveway does not need to be sealed until the second year after installation.

Waiting two or three years to seal your new asphalt driveway allows time for it to release gases and begin to oxidize. Make sure when sealing you choose a high quaility asphalt based sealer. There are many self seal coating products aviabale. Using a quality product will add oils back into your asphalt drivewayand help extend the life of your driveway.

You should plan to seal it again every 2 to 4 years. You want at least 90% of the first sealer to wear off before you apply another sealer. If you apply sealers too often you will over seal it. Although this will keep it looking nice and black, too much sealer will actually cause damage to your driveway and will need to be replaced sooner than if prper sealing technique are used.
